A building creates and retains knowledge throughout its life: manuals, equipment records, procedures and maintenance documents. A local AI node can make that knowledge easier for its operators to consult. It is a service to design alongside infrastructure and operational responsibilities.
Start with the value of documentation
Imagine an operator looking for the correct equipment manual. AI can help find the relevant passage and prepare a referenced summary. Measure the benefit in information retrieval, without treating a generated answer as authorisation to work on the equipment.
For the pilot, select a bounded collection: one building, one equipment category or a set of approved procedures. If drawings, tables or scans are difficult to interpret, test content acquisition first. Do not assume that every file will be understood in full.
Design the node with the network
T-Chat can provide the software platform for a dedicated node on Mac Apple Silicon. The project needs to consider physical placement, cooling, power, local access and maintenance. A dedicated enclosure may simplify installation, but electrical and environmental requirements need separate engineering.
Nearby provides access for devices on the configured network. User numbers, concurrent requests and model sizes affect the experience. Dividing RAM by model file size is insufficient: context, caches, runtimes and other workloads also consume memory. Test the actual workload.
Assign an owner to the service
A developer can prepare space and infrastructure; the operator needs to know who maintains sources, software and access after handover. Define how new manuals are added, outdated content is removed, and backups and licence renewals are handled.
- Documents: who approves the version available to operators?
- Access: which people and devices are authorised?
- Service: who receives and resolves malfunction reports?
- Continuity: how are originals consulted when AI is unavailable?
Test before replicating
Run a pilot with real questions, missing documents and concurrent users. Record timings, incorrect sources and steps requiring human involvement. Test node recovery and direct document access: information should not be accessible only through an AI conversation.
Consider expansion to more properties after evaluating those results. T-Chat is not a building-control system or a certified emergency device. The proposal is a local information layer integrated into the work of developers, facility managers and technology partners.
